I offer a non-exclusive relationship and appointments are made the day the instruction is received, with the property normally being visited within a few days of receiving the instruction.
The reports will normally be emailed to you on the same day as my visit to the property.
Energy Performance Certificates (EPC's)
It has now become law, throughout Europe, that buildings are assessed for their energy efficiency when they are sold or let. Also all commercial and public buildings have to be assessed too. The final result will be that we know how much energy we are using, how much we are wasting and what we can do to prevent that waste. We can also determine from the energy efficiency, what the environmental impact is from each particular building and from this, we can take measures to reduce our carbon emissions and thus reduce global warming. We all have a part to play to try to ensure our children and their children have a better future and a greener planet to live on.
The Energy Performance Certificate (EPC) is a report which details the energy efficiency of your property at the time of assessment and recommends how this can be improved through a series of measures.The report details what your property’s rating is currently and it looks just like the colour coded panel on your fridge or freezer. It is rated from A to G, where A is the most efficient and G is the least efficient. Further pages of the report detail measures that can be taken to improve the energy efficiency of your property.

In the event of a dispute over the difference between the Inventory Report at check-in and check-out, a professional Inventory Condition Report (ICR) is essential.
The independent adjudicator who determines the release of the deposit will want to see a professional Inventory Condition Report from the start and from the end of the tenancy.

The Inventory Condition Report (ICR) is produced by a hand-held
computer and text is integrated with photographs.
The ICR will be structured, consistent, accurate, and impartial.
The report is available online to view anytime, and photos can be
enlarged and printed if required.
The ICR will contain a floor plan.
The report at the end of the tenancy will clearly show any changes in
the condition of the property and these changes will be rated.
